Terms of Service

The fine print: straightforward, fair, and written to protect everyone.

1. Agreement to Terms

By engaging AccuCheck Home Inspection Services ("AccuCheck", "I", "me", or "my"), owned and operated by Theron Mahone, for any inspection or testing service, you ("Client", "you", or "your") agree to be bound by these Terms of Service.

2. Services Provided

AccuCheck provides professional inspection and environmental testing services in Western Pennsylvania, specifically Allegheny, Beaver, Butler, Fayette, and Westmoreland counties. All inspections are non-invasive, visual examinations of readily accessible areas and systems of a property at the time of inspection.

Services offered include:

  • Residential Inspections
  • Light Commercial Inspections
  • WDO (Wood-Destroying Organism) Inspections
  • Limited Mold Inspection
  • Complete Mold Inspection
  • Septic Dye Test

Inspections are not technically exhaustive and do not involve destructive testing. Reports reflect conditions observed at the time of inspection only. I do not guarantee the future condition or performance of any system or component.

3. First Responder & Military Discount

Active or retired military, police, fire, EMS, and dispatch personnel receive a 10% discount on every inspection. The discount must be mentioned at the time of booking. Proof of service may be requested. The discount cannot be combined with other promotions and is not retroactively applied.

4. Scheduling and Payment

Scheduling: Inspections must be scheduled in advance and are confirmed based on availability.

Payment: Payment is due at the time of inspection unless other arrangements have been made in writing. Accepted methods include major credit cards, cash, check, and digital payments.

Cancellation: Cancellations must be made at least 24 hours in advance to avoid a cancellation fee.

5. Client Responsibilities

  • Ensure the property is accessible and that utilities (electric, gas, water) are turned on
  • Provide safe access to all areas to be inspected, including attics, crawlspaces, and electrical panels
  • Inform me of any known defects, prior repairs, or specific concerns before the inspection
  • Remove obstacles, pets, or stored items blocking access to any system or area
  • Notify me of any septic, well, or specialty system on the property in advance

6. Limitations of Inspection

Home inspections have inherent limitations. The following are not covered:

  • Areas not readily accessible or visible without moving stored items or causing damage
  • Systems or components that are shut down, disconnected, or not functioning at the time of inspection
  • Underground utilities, sewer lines beyond visual access, or buried tanks
  • Any area requiring destructive measures to access
  • Cosmetic conditions, aesthetic concerns, or matters of taste
  • Code-compliance determinations, engineering analyses, or geological assessments
  • Detached structures unless specifically agreed to in writing

7. Inspection Reports

Inspection reports are typically delivered within 24 hours of the completed inspection, often the same day. Reports are provided digitally and are intended for the exclusive use of the client who engaged my services.

Reports may not be transferred, resold, or provided to third parties (other than the client's real estate agent or attorney) without my written consent.

8. Limitation of Liability

My total liability for any claim arising from an inspection or report is limited to the fee paid for that inspection.

I am not responsible for the cost of repair or replacement of unreported defects or deficiencies, whether existing at the time of inspection or arising in the future. I am not liable for consequential, incidental, or punitive damages.

9. Specialist Referrals

I may recommend further evaluation by qualified specialists (electricians, plumbers, structural engineers, HVAC technicians, etc.) for specific concerns identified during an inspection. It is the client's responsibility to follow up on those recommendations before completing any real estate transaction or making related decisions.

10. Dispute Resolution & Notice

Any dispute arising from my services must be raised in writing to Achis4780@gmail.com within a reasonable period of the inspection. I will make a good-faith effort to resolve the matter directly with the client before any formal proceeding.

Re-inspection of the property may be required as part of resolving a claim.

11. Governing Law

These terms are governed by the laws of the Commonwealth of Pennsylvania. Any disputes shall be brought in a court of competent jurisdiction located in Pennsylvania.

12. Changes to These Terms

I may update these Terms of Service from time to time. Updates will be posted on this page with a revised "Last Updated" date. Continued use of my services after changes are posted constitutes acceptance of the updated terms.
